Why perform a building envelope infrared survey

Please refer to the below chart that describes in detail the various infrared survey applications, conditions detected, and potential problems that can be prevented during the survey.

Applications: Conditions Detected: Potential Problems:
Concrete Masonry Units(CMU) CMU core not properly or completely filled with insulating foam. CMU cores do not meet required minimum ¡°R¡± values Building owner will not accept final construction until cores are filled properly. Core will not have sufficient ¡°R¡± values and will need to be corrected before project completion. Contractor assumes all extra charges to repair.
Building Envelope Heat loss, missing/deteriorated/ misapplied insulation, air leakage, moisture problems in wall structure, local framing members, window seal failure. Uncomfortable occupants, energy waste. Moisture build up within wall structure can cause severe structural problems, bricks spilling and falling off, precast anchor deterioration and eventual failure. Repairs $5,000 to over $100,000.
Concrete Locate rebar and determine deterioration, locate and determine problems in parking ramp heating system, locate hot/cold water, steam lines, identify leaks and excessive heat loss Rebar corrosion and concrete delamination left unchecked carries severe structural problems that are very costly to repair. Snow- melt cable in parking lot ramps not working will cause accidents. Energy waste, uncomfortable occupants. Leaks can create additional damage.
Underground or concrete, heating elements or pipes. Defective heat tape in wheelchair ramps, parking garage ramps. Warm or hot piping underground (leakage) eat tape shorting on metal rails, causing shock. Major energy loss/water due to pipe leakage.
